The site is located between the new settlement of Flitch Green and the historic village of Little Dunmow. The masterplan creates a new country park to the north and west of the site, to maintain separation between the settlements, and provide a new leisure resource close to a National Cycle Route.
Council Officers were closely involved in the production of a Design Code for the site. In approving the scheme Councillors commented that this would give more certainty that reserved matters applications would come forward in line with the overall design principles set out in the application.
